When potential buyers enter your home, they will likely look in places you wouldn’t expect. You’re not cleaning for the in-laws, so you can’t stuff things in a cupboard out of sight – you’re cleaning for an inquisitive potential buyer, so don’t forget to clean in those nooks and crannies!
We have no doubt that you keep your home spick and span, but everyone can fall victim to a dust bunny from time to time, and you don’t want a dust bunny showing up at your viewing. If it is an option, we recommend bringing a cleaner in – someone who is unfamiliar with your home… think of it like a second opinion on the cleanliness of your home.
Making it Personal
From the kids’ artwork on the fridge to your wedding photo on the bedside table, these personal touches are what make your home truly yours. However, when it comes to a viewing, you want to let the potential buyer imagine themselves in your space, and it’s difficult to do that if there’s lots of the current owners’ personal items on display. Our advice is to keep it as impersonal as possible.
Remember; at its core a property purchase or sale is a business transaction. Sure, it’s a business transaction with a lot of emotion attached to it, but it is still a business transaction.
Showing off Your Wares
Day to day, you may leave your toaster, blender and coffee pot living on the kitchen counter for convenience’s sake. However, if you have the room, store those appliances away ahead of any viewings. A cluttered kitchen (or any cluttered room for that matter) makes the space feel cramped, and gives the potential buyer the impression that your home does not have enough storage (storage room is often a key consideration for home buyers). Remember; in many ways, perception is reality. As a general rule, avoid all clutter.
The Pet Greeter
Your pet is an important member of your family, but that doesn’t mean that Rover should be on hand to greet viewers. In addition, try and avoid displaying your pet paraphernalia during viewings, and keep pet and potential buyer contact as minimal as possible. Not everyone is pet friendly, and the potential buyer could have an allergy. It’d be best all around to simply avoid the pet greeter scenario.
Ignore the Curbside Appeal
No matter what time of year you’re showing your home, you want to make sure your pad has maximum curb appeal. Keep the property well-groomed and clean, keep the paths clear and easy to negotiate. Yes, it’s your home and life doesn’t stop, but you want to make your property as attractive as possible. In this scenario, what’s on the inside and the outside matter in almost equal measures.
