A new connection between Glenmore and the neighbourhood around Quail Ridge and UBC Okanagan is finally moving forward. The much anticipated John Hindle Drive will create a direct route from the Glenmore Landfill and Alumni Drive and has been in the works for years.
The 1.8-kilometre extension was recently put to tender by the Ministry of Transportation and Infrastructure. The entire $11.6 million project includes a two-lane roadway and 2.8 kilometres of paved, multi-use pathway for pedestrians and cyclists.
Construction on John Hindle Drive is expected to begin this year with completion slated for the spring of 2018.
What does this mean for real estate in Glenmore?
Homeowners in Glenmore will have easier access to the Kelowna International Airport (YLW) and UBCO. This is great news for those with older children attending school, those who travel often for business, or investors looking to purchase rental properties.
The area around YLW has been booming of late, including the addition of a Starbucks, a new liquor store, and a Nester’s Market grocery store. These new amenities are making the Quail Ridge/UBCO neighbourhood more attractive for buyers and the addition of John Hindle Drive makes the journey to downtown Kelowna that much easier.
All-in-all, there are plenty of great investment opportunities in both areas and with the completion of John Hindle Drive, it’s expected that these neighbourhoods will flourish that much more. For home sellers, the key is to market the properties to the appropriate market and really sell the opportunities. For homebuyers, look for properties that are poised to take advantage of potential growth areas. You might not want a basement suite now, but having the option certainly won’t hurt!
